The building site is centrally located in the "gateway" of Szentendre, in a block of traditional buildings. The corner block is surrounded by the community centre and the Serbian cemetery, while the neighbouring buildings are forgettable examples from recent decades. Observing the site, we did not find any objects in the building’s immediate vicinity to which a direct formal fit could be justified, so we rather looked for a link to Szentendre as an ideal.
We therefore believe that the site should have a simple, distinctive form that communicates with both the buildings in the area and the traditional Szentendre architecture. The design definitely results in an abstract form, as the current technological space requirements and structures call for buildings of a different scale than the 4-5 metre wide apartment buildings of the 19th century.
On the small property there is a detached house and a dentist's clinic, with car parking. The building is structurally designed as a passive house. The optimum solution is a main mass on the frontage of Martinovics Street, which includes all the main functions, in proportion to the building stock of the area and the passive energy management requirements (tract width: 6.40 m). Its premises face the garden, facing south. The dentist's office is located in the basement with access via a separate staircase next to the driveway.
The main concept during design was to ensure the largest possible garden within the building form. Because of the garage, half of the garden was green-roofed with basement, but to provide intimacy we still managed to create a living space with trees along the plot boundaries.
